Eastman 2 - Wetlands and elevations

Please Note:
These images and comments were
made before the
hearing at City Hall where
a plan was shown.
I have NOT seen this plan nor was I in
attendance at the meeting.
I am simply stating the facts
so people understand that
these images are NOT the REAL plan.

The property I am calling
the "Guess-timate" is NOT
in the wetlands area
(as per the City GIS)
and it is almost entirely above
the 12m (~36') elevation

Elevation of 32ft. Not in a flood plain. My Question is whether the FEMA maps need to be updated due to the large amount of development that has been done in Peabody in the past 20+ years. Areas that are not in the Flood zones are now being flooded regularly with the rains we are experiencing. I know from experience the low lying streets off Forest St. flooded more than once. That area is known as submarine village. Yet it is not in the flood plain. Time for new maps before more development. after all our Mayor has said the Zoning Regs. need revising because their 30 years old and don't reflect the current trends. Same could be said with the FEMA maps. Today developers use these Maps to justify building in areas most of us know are flooding areas.
